1. Introduction – A Commitment to Excellence

1.aThese Booking Terms & Conditions (“Terms”) govern your reservation with Madestays Limited (“Madestays,” “we,” “us,” or “our”).

1.bWhen you choose Madestays, you’re not just booking a stay — you’re securing access to a curated portfolio of luxury residences, professionally managed for discerning guests.

1.cBy submitting a booking request through our website or trusted partners (Airbnb, VRBO, Plum Guide, Marriott Homes & Villas, Booking.com, or other approved platforms), you confirm you have read, understood, and agreed to these Terms.

2. Binding Reservation Commitment

2.aA booking request represents a firm commitment to reserve your selected residence, subject to our acceptance.

2.bOnce confirmed by Madestays, your payment will be processed immediately through your chosen payment method, securing your stay in our exclusive portfolio.

3. Reservation Hold & Calendar Blocking

3.aWhen a booking request is provisionally accepted by Madestays, the selected property will be reserved exclusively for you.

3.bDuring this reservation hold period, the property’s calendar will be blocked, ensuring no other guest can secure the same dates.

3.cIf payment and/or required guest documentation is not received within the agreed time frame, Madestays reserves the right to release the reservation and reopen the property’s availability to other guests.

4. The Madestays SecureStay™ Guarantee

4.aPayment Protection:

4.a.iFunds are securely processed only after successful check-in and your confirmation of satisfaction.

4.bAuthenticity Verified:

4.b.iEvery listing undergoes strict verification to eliminate fraud and ensure the property meets our exacting standards.

4.cWhat You See Is What You Get:

4.c.iIf the property differs materially from its verified listing, notify us within 2 hours of check-in and we will:

4.c.i.1Correct the issue promptly, or

4.c.i.2Relocate you to an equal or superior property, or

4.c.i.3Provide a full refund.

4.dGuaranteed Amenities:

4.d.iAll advertised amenities will be available and functional.

4.d.iiAny missing or non-functional amenity reported within 4 hours will be resolved within 24 hours or compensated with a 20% nightly refund.

5. Payments & Deposits

5.aAccepted Methods: Credit/Debit Card (3% processing fee) or Wire Transfer (no fee).

5.bFull Transparency: All taxes, fees, and additional charges are disclosed before payment.

5.cSecurity Deposit:

5.c.iA fully refundable deposit, based on booking value and risk profile, is secured upon arrival.

5.c.iiDeposits are released within 5 business days of departure, provided no damages, missing items, or unpaid balances exist.

5.dGuest Responsibility: Any pre-existing damages must be reported within 4 hours of check-in. Failure to do so confirms acceptance of the property’s condition.

6. Arrival & Departure

6.aCheck-in: From 3:00 PM. Our guest relations team will ensure a smooth welcome.

6.bCheck-out: By 11:00 AM. Late departures incur £20/hour.

7. Flexible yet Fair Cancellation Policy (Guest-Initiated)

7.aFull Refund: Cancel within 48 hours of booking or at least 14 days before check-in.

7.bNo Refund: Cancellations within 14 days or no-shows.

7.cProperty-Specific Policies: Some residences have unique cancellation terms that take precedence.

8. Madestays-Initiated Cancellations

8.aIn the rare event that Madestays must cancel your booking, our policy is to:

8.a.iSecure a like-for-like replacement within 0.5 miles of the original location, with the same number of bedrooms and bathrooms (or greater).

8.a.iiIf no suitable replacement is available, issue you a full refund immediately.

8.a.iiiOffer an alternative smaller property, but only with your express approval and in exchange for a partial refund.

9. Guest Conduct & Compliance

9.aMinimum age to book: 18 years.

9.bGuest numbers must match the booking confirmation. Non-compliance may result in removal and a £1,000 fine.

9.cStrictly no pets, parties, excessive noise, smoking, or unauthorized deliveries. Fines of £1,000+ apply per breach.

9.dLost keys: £100 replacement fee.

9.eAll stays must respect house rules, cleanliness, and local laws.

10. Madestays Clean+™ Program

10.aEvery home is professionally cleaned to luxury hospitality standards, including:

10.a.iComprehensive deep cleaning before every arrival.

10.a.iiDisinfection of high-touch surfaces.

10.a.iiiCompliance with global hygiene protocols.

11. Damages & Liability

11.aPre-arrival inspections are conducted to document property condition.

11.bGuests are financially responsible for any damage or loss during their stay.

11.cClaims are resolved quickly with supporting evidence.

11.dMadestays is not liable for personal accidents, injuries, or loss of guest belongings.

12. Amenities Commitment

12.aOur curated properties deliver exactly as described.

12.bMissing or non-functional amenities are handled under the SecureStay™ Guarantee.

13. Privacy & Data Protection

13.aWe respect your privacy.

13.bPersonal data is handled in accordance with UK data protection laws and is never shared without consent.

15. Governing Law
